Post-industrial interiors first appeared at the beginning of the 20th century in New York, the capital of the business world. And although they are considered to be classics for IT companies, at that time there were no DATA companies yet. Creative people were the first to feel the comfort of loft spaces - for some reason, the post-industrial surroundings have a beneficial effect on creativity. And as the number of companies producing a knowledge product is steadily growing, the loft-style office definitely contributes to productivity.
What is a loft style office?
Initially, former industrial objects went under the loft. Abandoned factories and workshops sheltered the creative intelligentsia of New York, who had nowhere to go in the world of pure and cruel American capitalism. And since they were mostly talented, and sometimes brilliant personalities, it became fashionable to live and hang out in such places. And now this trend is present in Ukraine, but we are trying to adapt industrial buildings more for entertainment centers. However, smart developers have begun to provide functional lofts in advance, and renting loft offices is a common occurrence.
Attic premises have become a real discovery for such businesses as call centers: on the one hand, the facility is located in the center or near metro stations, which is convenient for employees. On the other hand, the cost of rent remains sparing. Therefore, a few years ago in Kyiv there was a real boom of call centers, which most often rented a loft-style office somewhere on the top floor of the building, but in a convenient location in terms of transport interchanges. Hence the main feature of the loft is the number of storeys.
In the classical sense, loft (loft in translation) is the top floor or attic. That is, such premises are not very suitable for an ordinary office. Hence the clear benefit for the tenant - the price of such an office is lower. It is also beneficial for the landlord, because it is better to get little money for empty space than nothing. True, if we are talking about imitation of an attic, when the office is in a loft style, the rent will not be lower. By the way, loft styling is becoming more common.
Secondly, it is the presence of a large single space - open space. That is, there are no internal walls, which creates a feeling of spaciousness.
There is an opportunity to organize the space at your own discretion. Partitions can be furniture of the appropriate design, or some kind of light structures that conditionally divide the room. In this sense, renting a loft office is suitable for startups or joint projects with a limited implementation period, because horizontal connections are established faster in a common space. Conversely, such solutions will not work for a conservative business, because the vertical is being destroyed and subordination is being erased. Bank, for example, "attic" style is contraindicated. Although, there is a first time for everything.
The third feature is the simplicity of the interior, which turns into deliberate democracy. Nothing fetters a person, so renting a loft office for a creative workshop or design studio will be the right decision. Moreover, presentations and exhibitions can be held here. It will also not be shameful to invite clients, and an understanding clientele will certainly appreciate such an interior. Indeed, in the Western sense, a loft is a standard for creative activity. For example, "attics" are the headquarters of design bureaus and studios of fashion brands with a worldwide reputation.
Loft-style offices: additional advantages
In addition to the price, when it comes to real attics, there are other economic advantages:
- The walls do not require fine finishing - bare brickwork is quite a reasonable solution that is fully consistent with the style;
- To enliven the interior, grffiti or pasting the walls with posters is allowed;
- You don’t have to bother with electrical wiring and communications - trackers are suitable for lighting, and the wires are placed in corrugations and roughly attached to the wall with clips;
- Renting a loft office in the center will cost the same as the cost of a normal office, only somewhere on the outskirts of Kyiv;
- Furniture can be used from multidirectional styles, which means that aspiring entrepreneurs do not need to spend money on new office sets from the store - just buy used tables and chairs in the area;
- The office can really be combined with production. A couple of small machines, a sewing machine or a plotter for large format printing - this is what I had to see with my own eyes. It turns out both a loft office and the rental of a compact workshop for the manufacture of advertising or souvenir products.
- With the same success in the office, you can equip a miniature gym or a play area with a ping-pong table. Some creatives come up with great ideas after a good workout on a stationary bike or after three sets of bench presses.
- Despite the increasing prevalence, loft office rental still characterizes the company as an advanced company, which in some circumstances plays a positive role for business development. It's not only about the clientele, but also about the employees - young and talented professionals show themselves better in interesting companies. And in a stylish and comfortable office, young people are ready to work around the clock.
